Assalamu Alaikum Wa Rahmatullahi Wa Barakathu,

Alhamdulillah, we would like to share the good news to everyone on reaching another significant IAM Masjid project milestone of getting approval for the 70 ft. building setback from the northern residential property line instead of 100 ft, which was originally approved on April 4th, 2024. The city council approved it unanimously (7-0) on August 20th evening. 

Previously, P&Z denied our case with a 6-1 vote on June 20th, 2024 which needed a super majority at the city council. We also had tried 70 ft. building setback variance with the board of adjustment on January 29th, 2024 and it was denied with a 6-1 vote.

In Sha Allah, now we can widen the sanctuary (prayer hall) on the first and second floors. It means the total building will be as follows:
1. Total phase1 building area is 19,197 sqft out of which 7,488 is the prayer hall
2. Total phase2 building area is 12,803 sqft, extra prayer hall is 1912
Total Phase 1&2  building is 32,000
Total prayer area is 9,400
Total parking spaces: 292

FYI, we started this project with 15,000 sqft. building and then we purchased two more tracts to increase the total building size to 32,000. 
The approval of a 70 ft setback widened the prayer hall and increased the building area by around 3000 sqft in phase 1.

In Sha Allah after making small changes to the approved plans, our contractor will be applying for the construction permit.
